Quality Builders Warranty Builder of Integrity 2025
Confidence, built in

Trust isn’t a document you get at closing.

It’s earned over months — in the meetings, the walkthroughs, and the people who pick up the phone. With Ward, you see the quality going into your home long before you get the keys — and you’re covered long after. Here’s what that looks like, start to finish.

Before you close

Three times we walk it together.

Long before move-in day, you’re inside the home — seeing the work, asking questions, and signing off on what matters. Nothing about your build happens behind a curtain.

Pre-construction kick-off meeting with a Ward Communities construction manager
Step one · ~90 minutes

Pre-Construction Kick-Off

Before we break ground, you sit down with your dedicated construction manager to walk the site plan, finalize every structural and design selection, and review your cabinet layouts and electrical plan — so the home on paper is exactly the home we build.

Pre-drywall walkthrough showing framing, wiring, and plumbing before the walls close up
Step two · behind the walls

Pre-Drywall Walkthrough

Get an exclusive look behind the walls with your construction manager before the drywall goes up — the framing, wiring, and plumbing you’ll never see again once it’s closed in. It’s the clearest window into how your home is built.

Pre-settlement home preview and orientation in a finished Ward Communities home
Step three · ~1 week before move-in

Pre-Settlement Home Preview

Your first extended look at your almost-finished home: a 2–3 hour orientation and demonstration of how everything works, followed by a final walkthrough before you sign off. You’ll know your home before you ever hold the keys.

After you move in

We come back — on purpose.

Settling in shouldn’t mean you’re on your own. In your first year, we schedule two courtesy reviews to walk your home with you and take care of anything on your list.

90days

90-Day Review

About three months in, we check back to address the small things that tend to surface once you’re living in the home and settling into it.

11months

11-Month Review

Just before your first year closes, a second walkthrough makes sure everything is right while your first-year workmanship coverage is in full swing.

Keeping a running list? Send it to our Warranty Service team at least one week before your 90-Day or 11-Month review so we’re ready when we arrive. For an urgent or emergency item, request service right away.

What’s protected

The full 1·2·10 warranty.

Not just a 10-year structural policy — the complete package. Your home is protected on three timelines at once, all defined in the Quality Builders Warranty Limited Warranty Agreement you receive before closing.

Year 1

Workmanship & materials

The fit and finish of your home.

Roofing, siding, masonry and concrete, windows and doors, interior walls and trim, flooring, cabinets and countertops — plus heating, cooling, plumbing, and electrical.

Years 1–2

Systems behind the walls

The systems that keep it running.

Wiring, piping, and ductwork — including water supply, pipe leaks, clogged drains, duct separation, and wiring that won’t carry its rated load.

Years 1–10

Major structural

The bones that hold it all up.

Load-bearing elements, foundation, and framing — backed by Quality Builders Warranty and insured through Liberty Mutual for a full decade.

  • Automatically transferable to the next owner during the 10-year term — protection that travels with the home and adds resale value.
  • Exact terms are defined in your QBW Limited Warranty Agreement, provided before closing. Read the MD & PA agreements →

Good to know

Warranty questions, answered.

What does the 1·2·10 home warranty cover?
Three layers of protection at once: workmanship and materials in year one; the systems behind your walls — wiring, piping, and ductwork — through year two; and major structural elements through year ten.
Who stands behind the warranty?
Every Ward home is enrolled in the Quality Builders Warranty program, a national new-home warranty trusted since 1985 and insured through Liberty Mutual — so your structural coverage holds independent of any one builder.
Is the warranty transferable if I sell my home?
Yes. If you sell during the coverage term, the remaining warranty transfers to the next owner — protection that can add real value at resale.
What’s the difference between an emergency and a routine item?
An emergency is anything that risks your home or safety — an active leak, no heat in freezing weather, a gas odor, total loss of power, or a sewage backup — and should be reported right away. Everything else is routine and can be handled at your courtesy reviews.
When are my courtesy reviews?
We follow up with a 90-Day review and an 11-Month review after you move in. Send your list to our Warranty Service team at least one week before each visit so we arrive ready to help.
How do I request warranty service?
Submit a request any time through our online service portal. For urgent or emergency items, request service right away.
Where can I read the full warranty terms?
Your complete Limited Warranty Agreement — for Maryland or Pennsylvania — is available to read or download above.
